Types of Office Fit-Outs

Category A (Cat A). A Cat A fit-out starts with a shell and core space, into which basic interior finishes are added. This will typically include:

This type of fit-out prepares the space to be inhabited but leaves it neutral for tenants to customize further.

    • Flooring, colour schemes, and branding
    • IT infrastructure and cabling
    • Kitchenettes, restrooms, storage areas
    • Workstations and furniture for a move-in-ready workspace

Turnkey Fit-Out. Turnkey fit-outs provide a completely finished space, allowing tenants to start work from day one. This type of fit-out is suitable for those who want a simpler, more streamlined experience.

What Does the Fit-Out Process Entail?

Because every structure and business is different, each fit-out will be unique, influenced by the size of the space, its physical condition, and the needs and desires of the business. Despite this, there is a general structure that includes a number of key stages:

Initial Consultation

Construction and Installation

After design approval and permits, physical work begins: floors are laid, HVAC and plumbing are connected, electrical and data wiring are installed, partitions are built, walls are painted, and fixtures are mounted.

Final Handover

At completion, a final quality walkthrough is conducted. Systems and services are tested, issues are addressed, manuals and warranties are provided, and after sign-off, you receive the keys to your new office.
