The Blue Water Concepts Approach: Three Projects

Here are three major renovation projects that we handled, demonstrating how we tackled the principles of comfort, functionality, and reimagined space.

Project A: Greenwood Way Residential Renovation

The renovation at Greenwood Way provided the client with a home that is more livable year-round. They can expect lower energy bills, healthier air, and more usable space. Work was done in a way that allows for further upgrades in the future.

Scope

  • A complete transformation of both the interior and exterior of the house.

Comfort and Structure Upgrades

  • Upgrades behind the scenes to improve comfort and energy efficiency.
  • Drainage, waterproofing, and air barriers were upgraded.
  • The home was taken back to the studs, enabling improved insulation.
  • All windows and doors were replaced with new energy-efficient units.
  • Siding and soffits were repaired rather than replaced when possible, allowing the client to shift budget toward areas of greater impact.

Exterior and Connection to Outside

  • Multiple large multi-slide patio doors at the back improved connection to the backyard.
  • A new deck and patio were designed and built, with fencing and basic landscaping added throughout.

Project B: Kintyre Major Renovation

This project is an example of a renovation that focuses on function and style while keeping the emphasis on lifestyle needs.

Location and Type

  • House on Kintyre Drive, Squamish; a full back-to-the-studs inside and out major renovation.

Energy and Efficiency Focus

  • Installed 1.5 inches of exterior insulation.
  • Improved airtightness from approximately 7.89 ACH pre-renovation to below 1 ACH after renovation, enabling easily maintained ambient temperature year-round.
  • New windows and a new heat pump were added.

Spatial and Lifestyle Redesign

  • Interior walls upstairs were removed to open up the kitchen and living room.
  • Larger windows and a multi-panel sliding door improved flow between inside and outside, especially toward backyard and garden spaces.
  • A covered deck and a pool replacement with an automated cover enhanced outdoor living, safety, and efficiency.
  • A climbing wall with ceiling anchors was added.

Project C: Garibaldi Highlands Major Renovation

The most ambitious of these three projects, the Garibaldi Highlands renovation is a complete transformation that combines design, functionality, and future-proofing.

Setting

  • Garibaldi Highlands, early-1990s home.

Transformational Scope

  • The house was brought back to the studs and given a complete interior and exterior update.
  • The clients had stunning views that were underused in the original design, so the renovation emphasized capturing those views.

Kitchen and Gathering Focus

  • The kitchen was made the heart of the home.
  • Three large accordion-style patio doors from the kitchen and TV room open onto a new rear deck, transforming how the back of the home is used.
  • The centerpiece is an 18-foot island with generous storage, used for cooking and as a six-seat breakfast bar and homework space.
  • A hidden walk-in pantry sits behind cabinetry.

Materials and Design Details

  • Heated wide-plank oak floors throughout.
  • Wood elements emphasize a West Coast feel, including live-edge maple slabs in several areas such as the main floor washroom and floating desks in upstairs bedrooms.
  • Custom carpentry, including custom handrails, staircase, and other detailed touches, handled by our in-house carpenters and apprentices.
