About The Project

Custom Home: Sproat Lake Passive House

Date: 2023

Location: Sproat Lake

Sproat Lake Passive House is a certified Passive House we built on the shores of Sproat Lake for an amazing Squamish couple relocating to the island. Kayla was our lead designer on that project and the detailing that went into this build was impressive.

The building barely needs active heating and cooling to keep it at the ideal 21-degree temperature all year round. We kept the building a super simple form, but “dressed it up” on the inside, giving the clients their entire wish list in a very simple rectangular form, which allows it to be incredibly efficient but also more affordable.

Our clients runs an Osteopathy clinic from part of the house, so we had to ensure it could operate as a home clinic space in part while offering privacy to the patrons as well as their family home. With high-performance windows from Germany and the building being nestled into a beautiful old forest, they are able to capture some incredible views of the forest and wildlife surrounding the home.

Our team did an amazing job executing the details on this home, achieving a .19 ACH final air tightness score, which is more than three times tighter than the Passive House standard. A high-performance project to be truly proud of!

Project Review

What The Client Is Saying

We are very happy with the process and end result of our Passive House build with Blue Water. From the initial design stages through to completion, the entire team was very professional. We feel our house was built with care and attention to detail, which gave us confidence during the daunting journey of building a house. Our project manager insulated us from much of the day-to-day stress of building, but always kept us in the loop and helped us make the best decisions for our budget and desires. The crew felt like family by the end, adding a positive energy to the finished home. Blue Water also has good processes in place (budget reviews, Gant charts, etc), so we always knew what was happening on site and any possible issues were flagged early. We share their passion for building energy-efficient homes for the future, and it was a great match.
