Courtney Wittenberg a realtor here in town came to us as her and her husband were looking for an ADU to be designed and built in their backyard that could primarily serve as a space for her father-in-law “Wolfgang” to move into as he is getting older and needed an accessible space he could move into that is close to home but still independent. He is super independent and divides his time between it and a space in the city. The design needed to work as a future rental or air bnb space as well.
We worked with both Courtney her husband and her father-in-law to come up with a design that worked for everyone. The budget was very important, so the design needed to reflect the overall budget and needed to be guided in a way that worked. In the end they got a 550sf single floor ADU with a high efficiency heat pump, air tightness at almost Passive House levels and everything Wolfgang was hoping for. We spent the money on smart things like a heated floor in the bathroom, a quality heat pump, good windows and doors and some nice accents to give the interior a bit of interest.
We were also able to fit a large loft over almost half the space so that it could be used for storage now as Wolfgang was moving from a larger space to this one, but down the road it could be used for an air bnb and have the extra bed up there or if longer term tenants it makes a great reading/relaxation nook.
The project nailed the budget and the schedule. Landscaping was completed and the whole space looks great! The clear story windows at the top capture the sun perfectly in the winter to gain some warmth and then in the summer are shaded from the overhang, which was not a coincidence.
